How Accurate Are Online Remodel Cost Estimators?

What Spokane & North Idaho Homeowners Need to Know Before Trusting That Number

Let’s be honest — we’ve all done it.

You’re thinking about remodeling your kitchen or adding a bathroom, and you punch a few numbers into an online cost estimator. Thirty seconds later, it spits out a number that feels… suspiciously low. Or maybe shockingly high.

So how accurate are those remodeling cost calculators?

At The Building Company, we work with homeowners across Spokane, Coeur d’Alene, and North Idaho who are trying to budget responsibly. Online tools can be a helpful starting point — but they’re often misleading when it comes to real-world pricing and scope.

Here’s what you need to know before you trust that number.

🧮 Online Estimators Are Averages — Not Reality

Most cost calculators are built on national or regional averages. They pull data from a wide range of project types, finishes, and market conditions. But here’s the problem:

  • There’s no “average” kitchen in Spokane. Or CDA. Or Sandpoint.
  • There are 1,400-square-foot ranchers and 5,000-square-foot lakeside homes — and everything in between.
  • That’s why many calculators are off by 20–60% (or more) when compared to actual local bids

🛠️ What They Often Leave Out

Even the better calculators can miss or misrepresent key cost factors, like:

  • Permits — Different jurisdictions (Spokane vs. Hayden vs. Liberty Lake) have different fees and requirements
  • Design — Custom design work isn’t usually included
  • Demo & prep — What’s behind the walls matters (plumbing, wiring, asbestos, rot)
  • Material quality — There’s a world of difference between stock cabinets and custom millwork
  • Site conditions — Sloped lots, narrow access, or older foundations all affect cost

Plus, online tools rarely account for construction logistics like dust protection, project management, or warranty service.

🏡 Local Market Pricing Varies Widely — and Changes Fast

Here in the Inland Northwest, remodeling costs have a huge range — not because contractors are inconsistent, but because material choices, labor complexity, and layout decisions vary so much.

For example:

  • Laminate countertops might cost $25–$45/sf installed
  • Quartz? $65–$100+
  • Handmade tile backsplash? Easily $150/sf with labor

That’s not even touching appliance packages, flooring, or structural changes.

And while some materials have stabilized in 2024, supply chains, fuel prices, and subcontractor availability all continue to affect bids.

🤝 What You Can Use Cost Estimators For

To be fair, we don’t hate cost calculators. They can help you:

  • Compare basic cost ranges between project types
  • Begin thinking in “buckets” (e.g., $50K vs. $150K projects)
  • Ask better questions when meeting with a contractor

Just don’t use them as a quote — or a commitment.

💬 What We Do Instead

At The Building Company, we offer a clear, step-by-step process that takes you from idea to investment clarity without wasting time:

  1. Initial Consultation — We walk your space and listen
  2. Scope + Goals Alignment — We help define what you’re really after
  3. Budget Development — We create realistic ranges based on real projects and actual local costs
  4. Design + Estimate — Our team or design partners develop plans that match your goals and budget
  5. Build Agreement — Only when you’re confident in the plan, pricing, and timeline do we proceed

This approach is why so many of our Spokane-area clients stay on budget — even in today’s market.

In remodeling, a floor does not have to be perfectly level to perform well, but it does need to be flat enough for the finish materials going over it. Cabinets, countertops, large-format tile, shower pans, hardwood, and luxury vinyl all expose problems in the floor below.

Before you call a remodeler, decide what problem you’re trying to solve, how much you’re realistically comfortable investing, when you want the work done, and what matters most if tradeoffs come up. You do not need every finish selected.

If you are remodeling only to sell, a full remodel usually does not make sense. Most sellers are better served by targeted repairs, paint, cleaning, curb appeal, and fixing issues a buyer or inspector will notice.
