10 Warning Signs You’re About to Hire the Wrong Remodeler

Remodeling your home should be exciting, not nerve-wracking. But far too many homeowners in Spokane, Coeur d’Alene, and the surrounding areas have learned the hard way that not all contractors are created equal.


The truth is, the warning signs are usually there early—if you know what to look for.

🚩 1. They Give You a Verbal Estimate

If a contractor isn’t willing to put it in writing, walk away. Verbal estimates leave you with no protection and no accountability. A verbal estimate is good to start the conversation but it cannot be the only means of project planning.

🚩 2. They Won’t Provide Proof of License or Insurance

In Washington and Idaho, remodeling contractors are required to be licensed, bonded, and insured. If they dodge the question or can’t show documentation, it’s a dealbreaker.

🚩 3. Their Quote Is Vague or Missing Details

If the estimate is one line that says something like "kitchen remodel – $50,000," with no breakdown of what that includes, you're setting yourself up for a budgeting disaster.

🚩 4. There’s No Planning Process

Do they talk about design development, permits, selections, or scheduling before signing a contract? Or is it just "we'll figure it out as we go"? If there's no upfront planning phase, there’s no real plan.

🚩 5. They Push You to Sign Quickly

You should never feel pressured to sign on the spot. High-pressure sales tactics are a major red flag, especially if paired with early deposit requests.

🚩 6. They Ask for a Huge Upfront Payment

While small deposits are common, be cautious of contractors asking for 40-50% upfront before any work or materials are ordered. It may signal cash flow problems or worse.

🚩 7. They Can’t Provide References or Project Photos

If they’ve been in business for years but can’t show any completed work or offer clients willing to vouch for them, it’s worth asking why.

🚩 8. Communication Is Sloppy Before the Contract

If they’re already ghosting you, showing up late, or dodging questions now—don’t expect it to improve once the project starts.

🚩 9. They Trash Every Other Contractor You Mention

It’s one thing to differentiate your business. It’s another to sling mud. A professional will focus on their strengths, not spend the meeting tearing down others.

🚩 10. There’s No Mention of a Warranty

If a contractor isn’t willing to stand behind their work, that work might not be worth much. A real pro will offer a workmanship warranty and stand by it.
