It's the first question we get on almost every project. Before budget. Before design. Before anything else — homeowners want to know when their house will be back to normal.
It's a fair question. You're letting strangers into your home, living around construction, making decisions that will outlast the disruption. Which is why we'd rather give you an honest answer than a fast one.
What Actually Drives Your Timeline
Permitting. In Spokane and Kootenai Counties, straightforward permits can clear in 2–3 weeks. Projects involving structural changes, ADUs, or additions often take 6–8 weeks or more. We pull permits on every project — which means on-site work doesn't start until the city says it can.
Material lead times. Custom windows, cabinetry, and specialty fixtures still carry long lead times. A custom window order right now can run 6–10 weeks. If selections aren't locked in before demo starts, the job waits.
Scope changes. Most projects grow. Homeowners see the walls open and decide to move an outlet, add a window, adjust a layout. Every change adds time. We document all of it with a formal change order so nothing surprises you at the end.
Trade sequencing. Remodeling is choreography — framing, mechanical, inspections, drywall, finish work all have to happen in order. A delay in one trade affects everything downstream. We manage this proactively, but it's worth understanding going in.

- Home addition: Design & Permits 8–16 weeks | Construction 3–5 months | Total 5–8 months
These are honest ranges — not padded, not optimistic. Structural surprises, change orders, or backordered materials can extend any of them.
